Position Overview & Responsibilities

Responsible for the maintenance programs at a Community. Assists in planning, developing, organizing, implementing, evaluating and maintaining maintenance services. Hires, trains and coordinates the work efforts of any Maintenance staff at the Community. Negotiates and maintains contracts with outside vendors. Essential Duties & Responsibilities:
  • Coordinates and/or performs maintenance and repair required to keep the building in good working condition according to the preventative maintenance program and work orders.
  • Coordinates maintenance services with home office maintenance staff as appropriate or when requested services are outside the incumbent’s skill set
  • Negotiates contracts and ensures outside services are properly completed and supervised in accordance with contracts
  • Regularly inspects equipment and buildings to ensure a safe and comfortable environment
  • Works with HO maintenance staff to develop, implement, and maintain a preventative maintenance program
  • Is accountable for and operates within departmental budgets
  • Provides input into hiring, training and coordinating the work efforts of any Community Maintenance staff
  • Responsible for evaluating and formulating solutions to residents’ complaints and concerns in a timely manner
  • Ensures that work areas are clean, free of hazardous conditions and that all tools and supplies are properly stored
  • Ensures compliance with fire and safety codes, including interacting with fire, building and safety inspectors
  • Responds to and is available for emergency calls from the Community

Position Requirements

    • Possess technical knowledge and mechanical ability to perform maintenance and repair of mechanical and electrical equipment generally used in a health care institution
    • Ability to plan, direct, supervise, coordinate and evaluate the work of others
    • Ability to use Word processing software, spreadsheet software, e-mail and the Internet • Ability to follow all OBRA, OSHA and L&I requirements ensuring personnel and resident safety at all times
    • Ability to read, write and communicate in English
    • Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form
    • Ability to perform duties in compliance with established Universal Precautions, fire safety, infection control and sanitation procedures, and Era Living policies and procedures
    Education and Experience:
    • 3+ years’ facilities experience required; multiple building experience/healthcare building maintenance, preferred.
    • 1+ years’ employee management experience, required
